Can a foreigner actually own property in Thailand?
Foreigners can own condominium units outright, as long as the foreign quota (49% of a building's total floor area) is not fully allocated. Landed property (houses, villas, land) is typically structured through long-term leasehold or a Thai legal entity. We walk every client through the structure that best fits their residency, tax position and exit plan.
What is the Thailand Investor Visa and how does it tie to property?
Thailand offers several long-stay options for foreign investors — including the Thai Elite (now Privilege) visa and the Long-Term Resident (LTR) Investor category — where a qualifying real estate purchase can be part of the investment commitment. We work with partner legal firms to match the property shortlist to the visa category you want.
How much of this can I do remotely, from home?
In practice, most of it. We shortlist remotely, run live video viewings, coordinate legal due diligence with our partner law firms, and handle the FET remittance paperwork. The only step that normally requires your presence — or a Power of Attorney — is the transfer itself at the Land Department.
Do you actually manage the property after the purchase?
Yes. This is one of the reasons our clients stay with us. We source and vet tenants, collect rent, handle maintenance and inspections, produce owner reports in your preferred language, and liaise with the building juristic person and your tax advisor. Most portal-type agencies stop at the transaction.
What are Thai taxes on rental income and capital gains?
Rental income is taxed as personal income in Thailand, with a number of allowable deductions. There is no formal capital gains tax for individuals on property resale, but specific business tax and withholding apply depending on the holding period. The 2024 remittance reform also changes how foreign-sourced income is treated. We brief every client with their own tax advisor on record.
Can you furnish, renovate and run the property as a short-term rental?
Yes. We manage renovation projects end-to-end with vetted interior architects, and run short- and long-term rental programmes depending on the building's rules and your yield objective. For certain resort properties we also coordinate with operator-branded rental pools.
